The former uses high-pressure water jets to remove any debris from the exterior of your home as well as stains on siding that may have been there for years. If you have a wooden deck or fence, use a power washer with warm water (no soap) at low pressure in order to avoid damaging the wood. The same goes for any other outdoor furniture made of metal or plastic; use warm water only! Your goal is not just cleaning but also removing any dirt buildup so that nothing sticks when you're ready for some BBQ action later this summer.
The frequency depends on how much foot traffic there has been over winter: if there isn't much traffic then once every year should be sufficient; if there has been lots of activity then twice-yearly maintenance will keep things looking good longer into summer months before needing deep cleaning again next fall/winter cycle begins again
